Construction era matters a lot here. Grogan's Mill homes from the late 1970s and early 1980s often have outdated plumbing branches, original cast-iron stacks, and bathroom layouts designed for 5'×3' tubs that are no longer manufactured. Newer villages like Creekside Park (developed mostly post-2010) have modern PEX plumbing and code-compliant blocking — different scope of work entirely. We adjust our prep, demo, and rough-in approach based on the home's vintage.
Humidity and tile. The Woodlands averages 75% relative humidity year-round, which is brutal for poorly-waterproofed showers. We waterproof every shower with either Schluter KERDI or GoBoard, never with painted-on liquid membranes alone. This is the single biggest reason callbacks happen on bathroom jobs in this climate — and the reason we don't get them.

Interior remodels in The Woodlands are permitted through Montgomery County (not the City of Houston, even though the area is sometimes addressed Houston). For most bathroom and kitchen remodels we file mechanical, electrical, and plumbing permits as needed, and inspections happen by appointment with the county. Lead time on permit issuance is typically 5–10 business days.
Anything that affects the exterior of the home — windows, siding, paint colors, fences, decks, roofing — falls under The Woodlands Township Residential Design Review Committee (RDRC). RDRC submittals add 3–6 weeks to a project. Most of our bathroom and kitchen work doesn't trigger RDRC, but we'll flag it during the estimate if any part of your scope does.
We carry general liability insurance and provide a certificate of insurance to your community's HOA before work begins in any gated area (Carlton Woods, Carlton Woods Creekside). This is also standard for Woodlands custom-home neighborhoods like Sterling Ridge and Creekside Park.
