Spring's housing stock — what we usually find.

The 'older Spring' problem set (Cypresswood, Champions, Ponderosa Forest, parts of Klein) — homes from 1975–1995 frequently have polybutylene plumbing supply lines (a known failure product), cast-iron drain stacks, mid-1990s electrical panels (often Federal Pacific or Zinsco — both red flags), and aluminum windows that are well past their service life. None of these are deal-breakers for a remodel, but they affect scope and budget. We video-scope drains in homes 30+ years old and check the panel during the estimate.

The 'newer Spring' set (Augusta Pines, Auburn Lakes, Spring Trails, post-2005 subdivisions) is mostly modern PEX plumbing, copper or aluminum SE wire, and standard 2-pane vinyl windows. Bathroom and kitchen remodels here move faster because there are fewer surprises behind walls.

Old Town Spring is its own category — a handful of pre-1950 commercial and residential structures with pier-and-beam foundations, true 2x4 framing (which is actually 2x4, not 1.5x3.5), and shiplap subwall. We approach these the way you'd approach a historic restoration: slowly, with respect for the existing structure, and with photo documentation throughout.
