About this package

Texas weather is hard on outdoor wood. UV breaks down finishes, humidity feeds rot, summer heat warps boards, and storm cycles loosen fasteners. Most decks in The Woodlands area need either repair work every 5–7 years or full replacement around year 15–20.

Our Deck Build & Repair package handles both ends of that spectrum: brand-new deck construction (wood or composite, freestanding or attached) and repair work on existing decks (board replacement, railing rebuild, joist repair, fastener replacement, re-staining). 3–7 days of work depending on size and scope.

We've built and repaired decks across The Woodlands, Spring, Conroe, Magnolia, and surrounding areas — from small 8×10 attached decks to 600+ sq ft entertaining decks with built-in benches and pergolas. Pricing tiers below cover the most common sizes; final estimate based on your specific scope.

Every Deck Build & Repair Includes

✓ Included in starting price

  • Demo of existing deck (if replacement) — boards, joists, posts, fasteners removed and disposed
  • Foundation work — concrete piers, post anchors, or attachment to existing house structure
  • Joist framing — pressure-treated 2×8 or 2×10 joists at proper spacing (16" OC standard)
  • Decking install — pressure-treated wood, cedar, or composite (Trex, TimberTech) — your choice

  • Stair construction if grade requires (typically 1–3 steps for ground-level decks)
  • Fasteners — coated decking screws or hidden fastener system (composite tier only)
  • Stain or seal on wood decks — 1 coat semi-transparent stain in your choice of color (composite doesn't need staining)
  • Final cleanup — all debris hauled away, site left clean
  • 1-year workmanship warranty on construction (manufacturer warranty on composite material is separate)

— Available as add-on (extra cost)

  • Deck design or rendering services (we work from your concept or basic sketches; for full design contact a landscape architect)
  • Excavation beyond standard pier installation (rocky soil, tree roots, or existing concrete may add scope)
  • Electrical or lighting (deck lighting, outlets — we'll wire if pre-installed; contact licensed electrician for new circuits)
  • Pergola, gazebo, or covered porch roof (separate project — we can quote)
  • Built-in benches, planters, or outdoor kitchen framing (add-on, $1,500–$8,000+)
  • Hot tub support framing or structural reinforcement (add-on, depends on hot tub specs)
  • Sprinkler system relocation if your deck footprint covers existing irrigation

All add-ons priced transparently in your written estimate before any work begins.

Project Timeline

Day-by-Day What Happens

A typical 3–7 days timeline. We give you exact dates after the estimate is signed.

Day 1
Site prep and (if applicable) demo

Stake out new deck footprint or remove existing deck. Mark sprinkler/utility lines. Order materials if not pre-staged.

Day 2
Foundation and posts

Install concrete piers or post anchors. Set treated lumber posts. Verify level and square. (Inspection if permit required — adds 1 day for inspector schedule.)

Day 3
Joist framing

Install ledger board (if attached deck), set rim joists, install internal joists at proper spacing. Hangers and structural fasteners.

Day 4
Decking install

Install deck boards starting from house side, working out. Even spacing for drainage and expansion. Cuts at edges and around posts.

Day 5
Railing and stairs

Build railing system per code (36" or 42" height depending on deck height). Construct stairs if needed.

Day 6
Stain or seal (wood decks only)

Wait 24+ hours for any moisture from cuts to evaporate. Apply 1 coat semi-transparent stain. Composite decks skip this day.

Day 7
Final cleanup and walk-through

Haul all debris. Clean deck surface. Walk-through with you to demonstrate features and warranty.

FAQ

Common Questions About This Package

Wood vs composite — which should I choose?
Wood (pressure-treated or cedar): Lower upfront cost ($4,995–$15K range), needs re-staining every 2–3 years in Texas, lifespan 15–20 years with maintenance. Composite (Trex, TimberTech): Higher upfront cost (40–60% more), no maintenance beyond cleaning, lifespan 25–30+ years, doesn't fade or warp. Most Woodlands clients pick composite for the maintenance-free aspect; budget-conscious Spring/Conroe clients go pressure-treated.
Do I need a permit for a deck?
Most decks over 200 sq ft or attached to the house require permits. Standalone ground-level decks under 200 sq ft typically don't. Montgomery County and Harris County have different rules. We confirm permit requirements during the estimate visit and pull all required permits as the licensed contractor.
My deck is rotting in spots. Can you repair instead of replace?
Often yes. Spot-repair (replacing damaged boards while keeping the underlying joist structure) is much cheaper than full replacement — typical $1,500–$5,000 vs $10,000+ for replacement. We'll inspect the joists during the estimate visit. If joists are sound, repair makes sense. If joists are also rotting, full replacement is more cost-effective long-term.
How big a deck do I actually need?
Rough guide: 8×10 (80 sq ft) fits a small bistro table for 2–4 people. 12×16 (192 sq ft) fits a 6-person dining table plus a small lounge area. 16×20 (320 sq ft) fits dining, lounge, and grill area for entertaining. Bigger isn't always better — overshooting size raises cost and shrinks usable yard.
Can you install a deck around an existing tree?
Yes — we frame around trees with a clearance gap to allow trunk growth. We build a removable section so you can access the trunk for tree care. This adds 1–2 days to the schedule and $500–$1,500 depending on complexity.
What about lighting, outlets, and a fan on the deck?
We can wire pre-installed deck lighting (low-voltage step lights, post-cap lights) into a transformer on the closest exterior outlet. For new electrical service to the deck (outlets, ceiling fan, wired light fixtures requiring 120V), we coordinate with a licensed electrician — this is an add-on, typically $400–$1,500.
