Bathroom, kitchen, tile, and custom carpentry for Magnolia, Lake Windcrest, Mostyn Manor, and surrounding custom-home subdivisions. Premium-finish work with 1-year workmanship warranty.
Magnolia is the kind of market that fits how we like to work. The town itself is small (population around 2,500) but the surrounding residential area is much larger, with custom-home subdivisions like Lake Windcrest, Mostyn Manor, High Meadow Estates, Stagecoach Farms, and Magnolia Reserve covering thousands of homes across Montgomery County. Lots are larger here than in Woodlands or Spring — many one-acre-plus — and homes lean custom rather than tract.
The remodel demand profile in Magnolia matches our specialization. Most of our Magnolia work is in custom homes built 1995–2015 that are now ready for their first major refresh. Master bathrooms with dated travertine tile getting updated to current large-format porcelain. Kitchens with original brass fixtures going to matte black or polished nickel. Cabinet stains being updated or replaced. Custom built-in additions in libraries and home offices. The pace is calmer than tract-home flip projects — homeowners typically know what they want and prioritize quality over speed.
Magnolia is about 30–35 minutes from our Spring HQ via SH-249 to FM-1488. We structure estimates and oversight visits around morning or afternoon blocks. There's no extra charge for the distance.
We cover the City of Magnolia plus the surrounding custom-home country. Primary ZIPs: 77354, 77355.
Custom-home subdivisions (Lake Windcrest, Mostyn Manor, High Meadow Estates, Sendera Ranch) are mostly 1995–2015 construction with high-end finish standards from the original build. Plumbing is PEX, electrical is properly sized and panel-organized, framing is true to plan with quality blocking. Remodel scope here is almost always finish-driven: replacing dated finishes with current ones, updating fixture brands, custom millwork additions, converting drop-in tubs to walk-in showers with curbless entries.
Lake Windcrest waterfront and golf-course properties have similar humidity considerations as Lake Conroe — we over-spec waterproofing on shower assemblies and use moisture-tolerant finish-grade plywood for vanity bases. Lake-side homes also frequently have outdoor entertaining areas that we extend into with deck repairs and pergola work alongside interior remodels.
Acreage homes (High Meadow Estates, larger lots in Stagecoach Farms) are often 1+ acre custom builds with detached or semi-attached garages, sometimes guest cottages, often with separate workshop buildings. Remodels can be larger in scope because there's typically more square footage to work in.
Older Magnolia residential (older homes within town limits or scattered acreage) can be 1970s–1990s construction with the typical Texas issues — polybutylene plumbing (1980s era), cast-iron drains, dated electrical. We approach these with realistic budgeting and pre-demo investigation.
Typical Magnolia remodel budgets: master bath in a Lake Windcrest custom home $25K–$60K, full kitchen $50K–$150K, tile or stone work $5K–$30K. Smaller refresh-scope $8K–$20K. Acreage-home outdoor projects (decks, pergolas, exterior trim) $10K–$45K.

The vast majority of Magnolia-area properties — including all of Lake Windcrest, all of Mostyn Manor, High Meadow Estates, and most of Stagecoach Farms — sit in unincorporated Montgomery County. Permits go through the Montgomery County Permits Office for any work involving plumbing rough-in changes, electrical service work, or structural modifications. Permit issuance is generally 5–10 business days from submission.
Properties inside Magnolia city limits (a small geographic area centered on Old Town Magnolia and the immediate downtown corridor) get permits through the City of Magnolia building department. The process is faster because of the smaller volume — typically 5 business days for residential remodels.
Gated and HOA communities add a layer beyond county permits. Mostyn Manor and several Lake Windcrest sections require contractor registration with the HOA and a current certificate of insurance on file before any work begins. Some communities also require architectural review for visible exterior changes (paint, roofing, additions). Interior bathroom and kitchen remodels typically don't trigger architectural review. We handle all paperwork before the start date so there are no day-one surprises.
We carry general liability insurance and provide certificates to community offices in advance. Several Magnolia-area HOAs know our company by name from prior projects, which speeds up entry.
Our 2008 Lake Windcrest home needed both upstairs bathrooms and the master gutted. Nick walked the project, gave us a realistic timeline, and the work matched what the original custom builder did 16 years ago. Crew was respectful, daily clean-up was real, and the finish work is genuinely better than what was there before.
