Montgomery, TX is a small historic town on the west side of Lake Conroe with a population around 2,200 in the city itself, but a much larger surrounding residential base in Bentwater, Walden, Grand Harbor, and the custom-home developments along the lake. The remodel market here skews toward custom homes, retirees doing master-suite refreshes, and second-home owners updating finishes between rental seasons.

What Montgomery homes are usually like to work in.
Bentwater and Walden custom homes are mostly 1995–2015 construction with high-end finish standards from the start. Plumbing is PEX, electrical is properly sized, framing is true to plan. Remodel scope here is almost always finish-driven: replacing dated travertine with current large-format porcelain, updating brass fixtures to matte black or polished nickel, converting drop-in tubs to walk-in showers with curbless entries, refinishing existing custom cabinets vs. full replacement.
Grand Harbor and lake-side waterfront homes have the same humidity considerations as Lake Conroe's east side — we over-spec waterproofing on shower assemblies and use moisture-tolerant finish-grade plywood for vanity bases.
Historic downtown Montgomery is a small inventory of pre-1950 homes on smaller lots. Pier-and-beam foundations, true-dimension framing, and original wood floors. We approach these gently and document existing conditions before any demo.

Permitting in Montgomery County (and gated-community contractor rules)
Montgomery County
Most Montgomery-area properties — including all of Bentwater, all of Walden, Grand Harbor, and surrounding subdivisions — sit in unincorporated Montgomery County. Permits go through the Montgomery County Permits Office for any work involving plumbing rough-in, electrical service changes, or structural modifications. Permit issuance is generally 5–10 business days.
City of Montgomery
Properties inside Montgomery city limits (smaller area than people sometimes assume — mostly the historic downtown core) get permits through the City of Montgomery building department.
Gated-community requirements
Gated-community requirements add a layer beyond county permits. Bentwater requires contractor registration, COI, and adherence to community work-hour rules. Walden has similar requirements plus specific dumpster placement guidelines. Grand Harbor requires HOA notification before crew arrival. We carry general liability insurance and provide certificates to community offices in advance, handling all of this paperwork before the project's start date so there are no day-one surprises.
