Conroe is one of the most diverse markets we work in. On one side you have the city itself — established neighborhoods near downtown with homes 30–60 years old that often need full plumbing, electrical, and finish updates. On the other side you have the Lake Conroe corridor: waterfront and golf-course properties in April Sound, Bentwater, Walden, and Grand Harbor where homeowners are typically investing $30K–$80K+ on master bathroom and kitchen rebuilds.
We've been doing remodels in the Conroe/Lake Conroe area for several years and the difference between an older inland Conroe home and a 2010s lake home shapes how we estimate, scope, and budget. Older homes get a more thorough pre-demo investigation (we video-scope drains, check the electrical panel, look at attic insulation, and check for asbestos in pre-1980 structures). Newer lake homes get straight to design and finish selection.

Older inland Conroe (Wedgewood, parts of River Plantation, downtown-adjacent neighborhoods) — homes typically built 1965–1990. Common findings: polybutylene plumbing, cast-iron drain stacks (some failing), original electrical panels that may need upgrade, dated bathroom layouts with 5x3 alcove tubs, single-pane aluminum windows, and original popcorn ceilings. We budget honestly for these conditions rather than 'discovering' them as change-orders mid-project.
Lake Conroe communities (April Sound, Bentwater, Walden, Grand Harbor) — predominantly 1995–2015 construction with modern PEX plumbing, copper or aluminum SE wire, and 2-pane low-E windows. Bathroom and kitchen remodels here move faster but the finish expectations are higher: stone slabs (quartzite, marble, leather-finished granite), large-format porcelain, custom shower glass with notched panels, premium fixtures (Brizo, Kohler Riverby, Hansgrohe AXOR).
Lake-specific concern: humidity. Lakefront homes have ambient humidity 5–10% higher than inland Conroe and significantly higher than The Woodlands. We over-spec waterproofing on lake-home bathrooms — full Schluter KERDI shower assemblies including the curb and pre-sloped pan, plus waterproofed transition strips at door thresholds in master baths.

Properties inside Conroe city limits get permits through the City of Conroe Building Department. Plan review typically takes 7–10 business days for residential remodels. Inspections are scheduled by the contractor and generally available within 2–3 days of request.
Properties outside city limits (most of the Lake Conroe area, including all of Bentwater, most of Walden, and parts of April Sound) are permitted through Montgomery County. Process is similar but slightly faster — permit issuance often within 5 business days.
We pull all permits as the licensed contractor for any work that requires them (new plumbing rough-in, electrical service work, structural changes). This is standard for anything beyond a paint-and-tile cosmetic refresh.
Lake Conroe gated communities (April Sound, Bentwater, Walden, Grand Harbor) require contractor insurance certificates on file with the security gate before any crew can enter. We handle these submittals before the start date so there's no delay on day one.
